Repair & waterproofing
Chimney Waterproofing
Brick and mortar are porous by nature, and over years they absorb rainwater like a sponge. Waterproofing applies a breathable, vapor-permeable repellent that lets the masonry release moisture from inside while resisting rain from outside. Done correctly, it slows one of the main drivers of chimney decay.
What waterproofing protects against
The enemy of masonry is the freeze-thaw cycle: absorbed water expands as it freezes, then contracts, and repeated over many winters this pops the face off brick and crumbles mortar joints. A proper repellent reduces how much water the masonry takes in, which slows spalling, mortar loss, and interior moisture damage.
It is a preventive measure, most valuable applied to sound masonry before serious deterioration sets in.
Why the product and prep matter
Waterproofing must be vapor-permeable. A sealer that traps moisture inside the brick can do more harm than good, because water that gets in another way then cannot escape. Surface preparation matters too: the masonry should be sound and clean, and existing damage should be addressed first.
This is why waterproofing often follows tuckpointing or crown work rather than being applied over problems. We assess whether the masonry is a good candidate before treating it.
What it is not
Waterproofing is not a leak repair and not a substitute for a cap, crown, or flashing. If water is entering through a defined path, that path must be corrected; the repellent then protects the porous brick from ordinary rain. We are clear about which role applies to your chimney rather than presenting it as a cure-all.
Waterproofing is worth considering when
- The masonry is sound but absorbing rain
- You want to slow freeze-thaw spalling
- Tuckpointing or crown work was just completed
- The chimney is fully exposed with no protection
- You are addressing water problems from multiple angles
A proper waterproofing approach includes
- Confirming the masonry is a good candidate first
- Addressing existing damage before treating
- Cleaning and preparing the surface
- Applying a breathable, vapor-permeable repellent
- Avoiding film-forming sealers that trap moisture
- Leaving the brick's appearance essentially unchanged
Serving St. Louis & Kansas City
We provide chimney waterproofing across both of our home regions โ the St. Louis metro, including the Metro East communities in Illinois, and the Kansas City metro on both the Missouri and Kansas sides โ generally within about 65 miles of each city. Wherever you are, the approach is the same: we look at the actual system on site, explain what we find in plain terms, and lay out the options before any work begins. We use cautious, honest language about what we can and can't determine, and we don't quote a price or promise a fix for a problem we haven't assessed in person. Each metro has its own direct phone number, so you always reach the right place, and we're available around the clock to take your call and get you on the schedule.
The scope of a repair depends on what has actually failed and how far the damage extends, how the chimney is built and how easily it can be accessed, and whether water has been getting in long enough to affect more than the visible area.
Keeping ahead of it
Repairs tend to be smaller when they're caught early. A minor crown crack, a bit of open joint, or a slightly rusted cap is far more contained than the spalled brick, interior leaks, and larger rebuilds that follow seasons of unaddressed water. A yearly look is the reliable way to catch these while they're small.
Questions
Chimney Waterproofing FAQs
How long does waterproofing last?
A quality breathable repellent protects for years, though exposure, the masonry's condition, and the product determine how long. It is a maintenance treatment, not a permanent coating.
Can you waterproof a chimney that is already spalling?
Damaged masonry should be repaired first. Treating deteriorated brick locks in the existing problem; we assess condition before recommending waterproofing.
Will it change how my brick looks?
A proper masonry repellent is designed to be effectively invisible and to let the brick breathe, unlike a glossy film-forming sealer.
